MAKE READY DAYS – Data issues and how to handle
If you feel there is an issue with your Make Ready Days in the dashboard, start by going to the Stack Rank tab in the dashboard and make sure that the correct month is selected in Month & Year slicer. You can choose multiple months if you need to cover a larger range.
To make sure that only the month(s) you need is selected, click on the "Clear Slicers" button and then recheck the month(s) box(es).
After confirming that, looking at both the "Dates" and the "Make Ready Days" columns in the "Make Ready Details" table. You will see that the weekends are excluded as part of the formula process. Use the slicers on the left of the page to narrow down the Community, etc.
If the data does not look correct, and you still feel there is an issue, you may need to look at the activities a bit closer. You will find the details of timing and dates when you go to Yardi. Start by looking at the "Move Out Date" of the previous resident. The 5 day window starts the very next day, unless it is a weekend. Chances are one of two things is skewing your numbers. Either the previous tenant moved out early, in which case the "Date Ready", which was preset at the time of notice and wasn't adjusted during the turn phase, or possibly the unit turn was completed early, and the "Date Ready" date was not moved up to reflect that. In any case, these are updates that the Community Leader can make in MIQ during the turn process.
Changes will be reflected in the CORE dashboard the next day. If the turn is completed in MIQ, there may still be a chance that the dates can be adjusted in Voyager, but only up until the unit is rented. Once the unit is rented, that also is no longer a viable option.
Consider running a report or checking daily in MIQ to be aware of the upcoming dates and make note of what needs to be updated in the event that a resident moves out early. Even a day or two early can make a difference.
